As your buyer representative, my approach places a lot of weight on due diligence — researching, asking questions, evaluating, and processing the findings. I make every attempt to leave no stone unturned and act as the voice of reason during the property search so that emotion doesn’t get in the way of your decision making.

At minimum, you will receive the following services with a Buyer Designated Representation Agreement. Click the [+] icon.

⇒  Discover the Buyer(s) unique needs and desires as a prospective homebuyer and help guide you through every step of the process.

⇒  Provide guidance and support in the financing qualification process if applicable.

⇒  Gather and share information about neighbourhoods and homes that meet Buyer(s) requirements and coordinate showings of properties.

⇒  Assist Buyer(s) in considering property and location characteristics, including location, schools, public transportation, crime rates, and amenities like restaurants and parks, to find a home in an area that suits your lifestyle and needs.

⇒  Make inquiries about zoning, permitted use, or other aspects of the home where applicable to inform Buyer(s),

⇒  Provide referrals to other professionals required for home-buying purposes as needed.

⇒  Negotiate offer(s) on Buyer(s) behalf to attain the acceptable price and terms.

⇒  Educate the Buyer(s) on the various approaches, including risks and benefits in competing offer situations.

⇒  Guide Buyer(s) through the complex purchase documentation to achieve a smooth and stress-free transaction.

⇒  If designated multiple representation occurs where the Designated Buyer Representative has a Buyer that would like to place an offer on a property listed by the same Designated Representative and either the Buyer or Seller does not agree to the terms of multiple representation, the Brokerage will assign another designated representative to represent the Buyer. All other terms of the agreement will remain in effect.

At minimum, you will receive the following services with a Seller Designated Representation Agreement. Click the [+] icon.

⇒  Research and provide the Seller(s) with current market conditions that can affect the value of the property.

⇒  Prepare and present a Comparative Market Analysis for the property.

⇒  Inform and present pricing and strategy options to the Seller(s).

⇒  Inform the Seller(s) about options available to handle competing offers and how to prepare for this situation.

⇒  List the property exclusively or on the MLS (TRREB and ITSO).

⇒  Promote the property to the Listing Representative’s Brokerage agents and customer database where relevant.

⇒  Provide the Seller referrals to service professionals that may be required in the course of the listing and sale of the property.

⇒  Install a lockbox on the property.

⇒  Coordinate showings of the property with all Realtors and their clients.

⇒  Provide access to the ShowingTime app to Sellers to allow for clear communication of showing requests, including an approve/deny option and real-time exposure to the showing schedule.

⇒  Present all signed offers for the Seller’s review.

⇒  Negotiate with Buyer(s) or Buyer Representative to achieve a successful sale of the property with the price and terms acceptable to the Seller.

⇒  Provide guidance and explanation of all documents and forms involved in the course of the sale.

⇒  If designated multiple representation occurs where the Designated Listing Representative has a buyer that would like to place an offer on the property and the Seller does not agree to the terms of designated multiple representation, the Brokerage will assign another designated representative to represent the Seller. All other terms of the agreement will remain in effect.
